Q. WHERE DO YOU BUY HOUSES?
A. We currently work with property owners in Florida. However, we plan to expand beyond this area in the near future.

Q. WHAT IS THE PROCESS?
A. After a phone call with you to discuss your home and situation, we will arrange a property evaluation in person. We do this so we can properly assess any repairs and improvements we would need to make to the house after purchase and can assess a proper value to the house in its current condition. Within 48 hours, we will make an offer to you. If you accept, we schedule the closing date that works best for you. Sometimes we are able to close in as little as two weeks.

Q. HOW MUCH DOES IT COST TO WORK WITH YOU?
A. We charge absolutely nothing for you to work with us. There are NO fees deducted from our offer. No fees are expected at closing from you. If you agree to the sale offer, your only obligations will be to pay any mortgage, personal or property liens on the house, prorated taxes, or prorated HOA fees you may have. We cover all standard closing costs, including the owner title policy, escrow fees, and filing fees.
Q. HOW QUICKLY CAN YOU PURCHASE MY HOME?
A. We can often close within two weeks, as long as the title on your home is clear. We are flexible and can give you more time if you need it. The closing date is up to you.

Q. WILL YOU BE LISTING MY HOME ON THE MLS?
A. We are not realtors, therefore, we do not list property for sale on the MLS. We are property investors who see potential in properties that others may not, and we buy them as-is. We make repairs and improvements to the house to resell to another homeowner, or we may retain it as a rental property. However, we will also buy houses that do not need any repairs or improvements. We buy houses that meet our purchasing criteria. Should we decide to sell the house, we may use a realtor to list the house on the MLS for us, just as any homeowner may choose.

Q. ARE YOU DIFFERENT FROM A REAL ESTATE AGENT?
A. Real estate agents (realtors) list properties for sale on the MLS to the general public. They do not purchase the home to sell. They make their money through commissions deducted from the offer you get for your house (% total paid by you, the seller, at closing). There are also other expenses you would have to pay if going this route, including closing costs and repairs requested by the buyer. Realtors show your home to numerous potential buyers, and this can go on for months. Many people do not like the idea of strangers going through their home or the constant need to keep the house looking spotless for showings. With MLS, a typical house takes approximately 3 months to sell, but houses that need more TLC can sit on the market for many, many months — if it sells at all. However, working with us means the process happens within a few days where an offer is made, and closing can happen in as little as two weeks, if needed.
Q. DO YOU PAY FAIR PRICES FOR PROPERTIES?
A. Our goal is to always offer the highest maximum dollar that we can for your house. The houses that we buy, however, are often below market value due to various reasons, including lack of upkeep, too many repairs needed, or have not been upgraded in some time. With this in mind, we make an offer, taking into consideration that the house may potentially have expensive repairs (i.e. new roof, plumbing issues, remodel the kitchen, etc.). We are accepting the property as-is with other potential hidden issues. The offer also takes into consideration that no fees, commissions, repair costs, closing costs or any other costs will be deducted from your offer – WE pay all these costs.

Q. HOW DO YOU DETERMINE THE PRICE TO OFFER FOR MY HOUSE?
A. Our process is very straightforward. We look at the location of the property, the condition of the house including what repairs are needed, and values of comparable houses sold in the area recently. We take many pieces of information into consideration. In most situations, our clients realize their house has hurdles to overcome, that would prohibit a quick sale or top-dollar sale on the regular market.

Q. CAN YOU BUY MY HOUSE IF IT IS FACING FORECLOSURE?
A. Yes! As long as we have enough time for the title work to be completed before auction (generally it takes 3-5 days to receive a title commitment). However, the sooner the better. It's not wise to wait until the last minute to contact us with a foreclosure because issues can arise, causing delays, and therefore missing the deadline prior to auction.

Q. IS THERE ANY OBLIGATION ON MY PART WHEN I SUBMIT MY INFORMATION TO YOU?
A. There is absolutely zero obligation. Once you tell us about your property, we’ll make an initial assessment, set up a call with you to find out more information, follow up with a visual property assessment, and then make you an offer. From there, it’s 100% your decision as to whether or not you’d like to sell your house to us and accept our offer. If we don't come to an agreement, we part ways and pray the best for you.
